Max Power Sports is applying for zoning relief to open a sports training center at 105 Lee Drive in Plymouth Meeting (Plymouth Township). The application was submitted to the Plymouth Township planning agency on August 3. The zoning relief sought involves impermeable cover and parking.
At the August 3 meeting, a representative from Max Power Sports shared that the plan is to construct a 70,000 square foot building with 116 parking spaces. The indoor facility would be used as a youth sports training center offering intensive instruction in volleyball, basketball, baseball, gymnastics, cheerleading and badminton.
The facility would have eight courts which would be shared between volleyball and basketball. There would also be badminton courts, which could also be used for pickleball. Additionally, there would be room for cheerleading and gymnastics. Finally, there would be a baseball turf area that would be partitioned off for specific types of practice.
The company currently operates out of a 30,000 square foot building in King of Prussia.
Members of the planning agency focused on parking issues in relation to how the use of the facility would unfold throughout the day and during tournaments. On a normal day, the applicant felt there was enough space as the majority of parents dropped off their children and did not stay. When discussing parking for the tournaments, the plaintiff had not yet reached an agreement with the neighboring office building for the use of its parking lot on nights or weekends when more parking might be needed. .
A member of the planning agency asked the township zoning officer why Plymouth Council decided not to back the application at its meeting on Monday August 1. The zoning officer shared that council was presented with a plan that lacked the necessary details, and therefore objected.
Members of the planning agency voted 3-0 to oppose the request. It was expressed that the use (type of business) was not opposed, but felt that the applicant should return with the traffic study currently in progress and an agreement with the office building to use their parking during tournaments. .
The application can now provide what has been requested and appear before the planning agency in the future to seek their recommendation. The final decision will be made by the Zoning Hearing Committee.
